FEASIBILITY PERIOD: GETTING THE LAY OF YOUR LAND

    clipboard

Before we can break ground or on your homesite, we need to analyze the land to make sure everything meshes with our construction process and the StyleCraft floor plan you’ve selected. We call this our Feasibility Period, and it comprises a comprehensive homesite review — testing soil, surveying boundaries and so much more — to ensure that there are no unforeseen challenges with construction. A one-time, nonrefundable $1,500 fee covers everything. (Additional costs may apply if the needed homesite documentation is not available.) Your takeaway includes a feasibility study detailing all changes that need to be made before we can start building. This is completely non-binding; homebuyers can walk away afterward or buckle up for the exciting next steps.

    Create Your Personalized Purchase Agreement.

Once you have received the StyleCraft Passport feasibility stamp of approval, it’s time for your contract appointment. This affords your New Home Sales Consultant and our preferred lenders the time to solidify your choices in the form of a Purchase Agreement, a contract establishing the responsibilities of each party throughout the home building/home buying experience. A more personalized building experience, including key dates, is developed utilizing information specific to your home and the options you’ve chosen.

    Submit Your Loan Application.

When shopping for your new home, visions of contemporary floor plans, gorgeous kitchens and oversized closets may dance in your head — clouding that you have a loan commitment due within 45 days of your signed Purchase Agreement. That’s why we’ve partnered with a few mortgage companies that specialize in construction line of credit loans to lead you through the process to help you select what is best for you and save you time and money along the way.

You may even select your exterior color scheme and be one step closer to a picture-perfect home.

You can be as connected as you want to be.

    Project Yourself. Your Design Orientation.

Now is the time to think through how you would like to work, play, and rest in your new home. Simply plan how each room or space will work best for you and jot down any questions for your New Home Design Consultant. CLOSING IN ON YOUR NEW HOME

Closing on your construction loan gives us the go-ahead to proceed with your Live Up Building Experience! Depending on your mortgage lender, this can take one of two directions. You can either experience one comprehensive closing or two separate closings, with the the other to be scheduled once construction is completed.

Either way, we are here to help and to make closing as seamless as possible. That’s why we partnered with Parker Pollard, one of the area’s best real estate law firms, to assist you. Your Settlements Coordinator will schedule your closing appointment, along with providing you all the pertinent details.

Get Your Keys! Final Home Acceptance.

    keys

At this point, new homeowner anticipation is no doubt getting the best of you, so we promise to keep this short! This is the last time you will be our guest in your new home, as this is where we turn the keys over to you, making your home officially yours. It’s also your last review of your home’s completeness prior to closing, so ask your Project Manager any questions you may have.

  • 14

    Finally! Attend Closing.

It’s finally here — the day your new StyleCraft Passport home officially becomes your home! Depending on your mortgage lender, you may have already completed this step, in which case you can skip ahead.

If you’ve only completed an initial closing, then a second closing is needed to seal the deal now that construction is complete. It’s also a busy time, as you coordinate moving, change your address, and transfer utilities. But rest assured that we’re here to help. Plus, we partnered with Parker Pollard, one of the area’s top real estate law firms, to make sure your closing is seamless. Your Settlements Coordinator will reach out to schedule your closing appointment and make you have everything needed to make closing a snap.

    Enjoy A How-To Refresher. 60-Day Post-Closing Review.

Meet Our Customer Care Team. 10-Month Post-Closing Review.

It’s been nearly 10 months since the settlement of your home. We hope you’re enjoying living in it as much as we enjoyed building it! To ensure that your home lives like new long after move-in, we’ll dispatch our in-house Customer Care Technician, or the more aptly named “Fix It” fleet, to follow-up on your experience thus far and ensure that everything continues to operate properly. If you have any questions or concerns about your home, be sure to contact your Customer Care Technician before your one-year warranty expires.

Touch It Up. 1-Year Drywall & Paint Review.

    paint roller

You’re not the only one settling into your new home — your walls settle too. So, about one year after closing, be sure to contact your Customer Care Technician to repair any nail pops, drywall, or paint touch-ups. You’ll need to submit your one-time drywall and paint-touch up certificate. (Just think of it as a complimentary face lift for the interior of your home!)

Building experience events and duration may vary depending on community, lifestyle, floor plan type and size, the Purchaser’s adherence to responsibilities set forth in the Purchase Agreement, the Purchaser’s selections, receipt of necessary permits, county response times, and delays due to delivery of materials, weather, or acts of God. A more personalized building experience, including tentative key dates, will be provided to you after your Purchase Agreement. StyleCraft Homes will then communicate any delays to your personalized building experience as needed.
